But having made that all important decision that moving to Spain is right for you, make sure that you take good advice when it comes to dealing with all the "nitty gritty" of the move. Spanish bureaucracy and officialdom works in a completely different way from the systems we're accustomed to in the UK. Quite simply, it's a minefield for the uninitiated!

Extraordinary as it may seem, around 20% of foreign buyers are still purchasing Spanish property without using a lawyer. That's despite the many horror stories we see in the newspapers about Spanish home buyers who've come a cropper and lost everything.

Whatever you do, DON'T rely on an estate agent to act for you in place of a lawyer - even if they say they can. Hire a lawyer whose firm specialises in Spanish property law. There are plenty of them in the UK, or use a Spanish lawyer in the area where you're buying. Many Spanish lawyers, especially in tourist areas, speak English and are used to dealing with foreign buyers. Also, being local to the area they'll know how to "play the system" to your advantage and will be familiar with the local development plans, any "no go" areas to avoid etc.

Any member of the EU is entitled to take up residence in Spain as long as they can prove they have a sufficient income to support themselves. For those of you planning to retire in Spain, you'll simply have to produce evidence of your state or private pension. Those who are considering early retirement based on an income from savings or investments should look at the section referring to "Taxation".
