It may sound obvious but before you start looking for a property for sale in Spain be crystal clear in your mind about what you want the property for. Are you looking for a Spanish holiday villa purely as an investment? Do you want a holiday apartment in Spain for letting purposes or will you be holidaying there yourself? Will you be living in Spain permanently or at least spending several months a year there? Focus on this point at the outset and you're already a long way to achieving success with your Spanish property purchase.

The Spanish property ventures of so many foreigners have failed simply because they made the wrong choice of property for their needs. There are the foreign buyers who fall in love with Spain after spending an idyllic couple of weeks in a rented holiday villa with a swimming pool. They were so happy on holiday that they decide to buy exactly the same kind of property, move from the UK and live happily ever after.

What they didn't consider was the fact that most villas built for holidays are highly unsuitable for year round living. Holiday villas often don't have any storage space - attics, basements, built-in wardrobes, garages and sheds - simply because they were designed for families with nothing more than three or four suitcases.

Built for summer visitors, these villas don't usually have wall-to-wall carpeting or central heating - perfect in the summer heat but extremely uncomfortable in the winter. And they're sometimes in urbanised areas which become virtual ghost towns out of season.

If you're buying solely as an investment, it's vital to get the location right. You'll probably want to let the property while your watching your capital increase - so make sure it's in a highly desirable location where you've got a good chance of year-round bookings, not just in the summer months. And make sure it has everything that the average visitor is looking for from a Spanish holiday - i.e. communal or private pool, proximity to the beach, nearby shops and nightlife and easy access to an international airport with charter flights.

If you're planning to take to the mountains and "go native", far from the madding crowd, think very carefully before treading this path. It sounds idyllic and wonderfully Bohemian - but it's only a success in a very small number of cases. You'll find plenty of advice on this subject in our ebook.

Don't make a snap decision on your first visit to look at properties. If you're in a position to, rent in the area for a while to get the feel of it before buying. And whatever you do, DON'T fly out on one of the many "free" inspection trips, notorious for their high-pressure and highly biased sales techniques.
